Black Mountain Cottages
Welcome! We introducing our Black Mountain Cottages,  these are not mountain cottages per say but single person or couples cottages. Our designs range from a 1 bedroom, 1 bath approximately 600 sq ft to 2 bedrooms, 1 bath and approximately 800 sq ft. These are being designed to fit on very small building lots or in conjunction to a residence with a large lot. So might call them a mother-in-law house but we look at them as an independent living units so that a parent or parents can live near family and still feel independent as they grow older. We will have some designs available soon but if you are inerested before then contact us at - (208) 283-9177...Building costs will start at about $85.00 per sq ft, dependent upon your wants. It's amazing what can be done to include comfort, reduce utility costs, reduce maintenance and still achieve that feeling of independence with a modern lifestyle.

We just finished remodeling a 100 year old carriage house in the East Boise historical district. It began as a 20'x24' (480 sf) house that been converted to a 1 bedroom, 1 bath house. With the owner's design and specifications we expanded it to 594 sf. making it a very comfortable and modern residence.
  • Retained 80% original structure - historical district
  • Used Simpson Strong wall in front addition to carry 9/0x8/0 Anderson 2-door, 1-window patio system w/upper trandsom windows
  • Installed Anderson 400 series windows thru out
  • Vaulted ceiling front addition and bath area, 15'x8'x8' square rise in bedroom (centered) ceiling w/rope lighting.
  • Maple cabinets in kitchen & bath vanity, maple doors thru out, maple hardwood floor thru out. 3/4" Granite counter tops, ceramic tile kitchen back splash and jetted tub surround plus bath floor (quilted pattern)
  • Full HVAC system, tankless hot water heater(gas), upgraded fixtures, cabinet drawer dishwasher(6 place setting), garbage disposal, instant hot water unit at kitchen sink, 20" 4 burner gas range w/oven, under counter 24" fridge, all electrical switches w/dimmers and W/D closet for stacked W/D unit.
  • Natural stone patio and entrance, 5' privacy fence matching home and let off-street parking for 1 vehicle
This was all accomplished on a 50'x50' lot, once the landscaping is completed it will be a very low maintenance residence....Total cost was approx. $124.00 per sf
